How it works in detail

Careful at every step

It starts with notice(s)

If the notice(s) do not contain all the necessary information, or are not properly served, they may be deemed invalid. We pay careful attention, following our tried and tested systems.

An entirely impartial duty

Once a surveyor is appointed under the Act, they have a duty to act in an entirely impartial manner. Our goal is to achieve an equitable outcome for all.

Appoint early where an Award is needed

Where it is clear that the adjoining owner requires an Award, it is easier and faster to be appointed before the notice(s) are served.

Inspecting the property

An important task is an inspection of the adjoining owner’s property — understanding the possible impact, confirming the drawings, and preparing a condition survey with plenty of photographs so any later damage can be properly attributed. See our approach to condition records.

Preparing the Party Wall Award

Once all the necessary information is present and correct, we prepare the Award. It sets out the owners’ rights and responsibilities — working hours, access for workmen and what happens in case of damage — with all valid concerns taken into consideration.

Finally, our fees

Under all normal circumstances, these are paid by the building owner.
