Boundary process

Choose the right boundary service

The process depends on whether you need preliminary advice, a fuller report or a binding decision agreed with your neighbour. Coburns Boundary confirms the route and scope before instruction.

Coburns Boundary

  • Identify the disputed issue
  • Provide the key evidence
  • Agree scope and access
  • Receive a reasoned outcome

1. Describe the issue

Send the property addresses, the disputed length of boundary and a brief account of the concern. Include urgent dates, proposed work and any current proceedings. State whether the question is about the line, ownership of a feature, encroachment or another right.

2. Choose the service

Early Neutral Evaluation can test the key evidence and identify whether further work is justified. A boundary investigation report provides fuller analysis. If both parties want a binding private decision, they must agree the expert appointment and the specified issues.

3. Agree the scope and fee

Confirm the documents to be considered, the questions to be answered and any inspection, measurements or plan required. Desktop evaluation relies on supplied material; site attendance is arranged where agreed. Additional work and third-party charges need a clear arrangement.

4. Assess the evidence

The documents are related to the historic and present physical evidence. Provide material that supports either party, rather than only the documents that favour your position. Access to each property must be arranged appropriately.

5. Understand and record the outcome

An evaluation or report is a reasoned opinion. Under an agreed private determination, the expert decides the defined issues with the binding effect provided by the appointment. Any later boundary agreement, transfer or Land Registry application is a separate step requiring suitable documentation and advice.

Obtain appropriate legal advice before a binding agreement, formal application or court proceedings. Site visits, plans and other work are included only where agreed in the instruction.
