How much does a party wall surveyor cost in London?

London party wall fees are broadly similar to the rest of England — roughly £700 to £1,000+ per adjoining owner for a straightforward award — but London’s terraced housing, basements and multiple neighbours often push matters to the higher end.

The short answer

In London, expect a party wall award to cost from around £700 to £1,000+ per adjoining owner for a straightforward residential matter, usually paid by the building owner. London tends to sit at the higher end because of its dense terraced and Victorian housing — more party walls and more neighbours — the popularity of basements and large rear extensions, and conservation-area constraints. Notices should still be cheap or free: at Coburns we serve them free of charge across our London offices.

Why it matters

A few London-specific factors push fees up:

  • Terraced and semi-detached housing — most projects have at least one (often two) party walls and several adjoining owners, and each owner is a separate matter and fee.
  • Basements and deep rear extensions — common in London and more complex, bringing in excavation, monitoring and sometimes security for expenses.
  • Flats and multiple interests — freeholders and leaseholders add owners to serve.
  • Conservation areas and older buildings — more care, and a better schedule of condition.

But the fee basis matters more than the postcode. A fixed fee is predictable; an open-ended hourly rate is where London costs really spiral. A single agreed surveyor is cheaper than two. Coburns works across London on transparent fixed fees.

What to do now

  • Narrow the points in dispute. The more the owners can agree between themselves, the less the surveyors have to resolve — which keeps fees proportionate.
  • Ask for a fixed fee and a clear note of what it includes.
  • Count your adjoining owners — mid-terraces often have two sides.
  • Where the neighbour is willing, use a single agreed surveyor.
  • Avoid open-ended hourly rates, and get notices served free.

Common mistakes

  • Assuming a London postcode automatically means far higher fees — the basis matters more.
  • Accepting an open-ended hourly rate.
  • Forgetting the second party wall on a mid-terrace.
  • Paying for work that is not within the Act.
