When notices are needed
A legal requirement for certain building work
Just like planning and building regulations, following the Party Wall etc. Act 1996 is a legal requirement for certain types of building work:
Building a new wall
At the boundary.
Working on a party structure
A shared wall or structure.
Excavating near a structure
On neighbouring land.

Before proceeding with any such work, your clients should seek consent. This comes in the form of consent to the notice(s) directly from your neighbour or, if they prefer, in the form of a party wall award made by a surveyor(s).
