Our Fees

Our advice is FREE!

We have standard fees for various roles we undertake.

The fees below are based on a standard residential loft conversion and/or rear extension within our standard service area.
Where complications arise we reserve the right to charge extra. They are rare. We try to avoid this where possible.

More complicated projects are priced individually. Please enquire.

Our invoices can be sent electronically and payment can be made by bank transfer or cheque. 


Serving Notices 
Only £100 
+ VAT per neighbour to serve Party Wall Notice/s including Land Registry searches and postal charges  

​Party Wall Notice/s (Consented) with a Schedule of Condition 
From only £400 + VAT per neighbour. There are variations depending on the locations and nature of the works.

Site Visit/Further inspection - To assess plans/Assess impact of work after completion
A site visit might be required to consider the affect of your proposal or to give advice although this is quite rare.
Usaully intitial advice is given by phone and/or email.
A further inspection is sometimes required by an adjoining owner as a condition of consent or following an award if they are infirm. 
Under normal circumstances this cost are paid by the building owner.

From only £200 + VAT. There are variations depending on the locations and nature of the works.

Building Owner Surveyor - For the building owner only, per award
We offer a very competitive fees depending on our level of involvement. Our fee covers the drafting and serving of the party wall notice/s, the service of further notices/requests if required and the making and serving of an award. Subsequent awards (usually resulting from loss or damage may incur a further reasonable fee. These may or may not be required depending on how matters progress. Usually further awards are not required. That would be our goal . We always try to seek agreement between neighbours to avoid the need for further cost.
From only £400-500 + VAT 

Schedule of Condition - A short, pre-building works, condition report (usually with accompanying images) covering the areas of the neighbouring property most likely to be affected by the proposed work. 
In some instances it may be sufficient to record a photographic only record. Our fee will depend on the level on detail required. We pride ourselves on undertaking only the level work  required depending on the specific circumstances and no more.
From only £300-£400 + VAT  per schedule depending on the size and condition of the property.

Awards acting as the surveyor appointed by the Building Owner from only £600 + VAT depending on the nature of the works and our level of involvement.

Where your neighbour appoints their own surveyor you will usually be responsible for the reasonable fee of that Surveyor. 
The fee must be reasonable. The London average for straight forward residential works ranges from £500-1250 + VAT. 
If the fee is high we will challenge it on your behalf.  We have a very strong track record when it comes to challenging high fees.

Agreed Surveyor - Acting for you (the building owner) and a neighbour (an adjoining owner)
As above with an additional flat fee
Only £200 + VAT . We are always happy to act as the agreed surveyor if requested to do so.  

Awards acting as the Agreed surveyor from only £700 + VAT depending on the location and nature of the works and our level of involvement.


Subsequent awards may be required. 

Adjoining Owner Surveyor - Acting for a neighbour
Under normal circumstances this is paid by the building owner.
The final figure will be agreed with the surveyor appointed by the building owner and entered into the Award. 
Awards acting as the surveyor appointed by the Adjoining Owner from only £700 + VAT depending on the nature of the works and our level of involvement.

At the request of the building owner (or his/her surveyor) we are usually happy to agree a FIXED FEE in advance.

Additions - where we are required to undertake additional tasks
Minor amendments to drawings for the purpose of serving notices - from £50 + VAT
Prepare/serve 10(4) letter/make an appointment - only £100 +VAT 
- where no effective response is received to a notice.
Gaining consent under section 1(3) to build across the boundary line - only £100 +VAT
Gaining consent for special foundations - only 
£150 + VAT
Preparation and service (postal) of notice for access under Section 8 of the Act - £75 + VAT per notice
Scaffold/Access licence - From only £400 + VAT - where access is required but not a right under the Act. 

Un-notified works agreement - Sometimes known as a retrospective award
Where work has begun before a suitable notice has been served ( or an award has been made) we can prepare an agreement to ensure disputes that may arise from such works are resolved as if the correct procedure had been followed.  This document may also be helpful when selling or re-financing your property in the absence of a party wall award.
From only £500 + VAT 

Consultancy fees 
From £400 
+ VAT where our advice solves an issue eg. our advice takes your works outside the scope of the Act.

Our fees are usually paid by the beneficiary of the works - the building owner. In some cases the adjoining owner may be liable for some costs. We can advise you on this.
